Preconstruction

The preconstruction process sets the tone for the entire project. That’s why Gbuild takes the time to understand your objectives prior to beginning the work. Creating accurate budgets and schedules, identifying challenges early, and communicating project goals to future team members set a project up for success. Preconstruction services include budgeting, estimating, project planning, constructability analysis, scheduling, procurement and feasibility analysis, building systems assessments as well as green or sustainable building strategies.

Incorporating the owner’s requirements into a preliminary project execution plan that will incorporate project logistics, such as work hours, access and site-specific rules and regulations, as well as a project schedule that will consider the requirements of the project and the constraints of the project team. 

The preliminary schedule will also outline the project phasing, critical milestone dates, material and equipment releases, and deliveries. Gbuild incorporates activities related to design, permitting, preconstruction, construction, and owner activities so that all parties will be able to utilize this tool. The project execution plan will be the common communication tool that will convey the project requirements to the bidders, suppliers, and subcontractors on this project. 

Owner’s Representative

As Owner’s Representative, Gbuild manages construction projects as an acting extension of the owner’s staff. While working with the owner, the team develops project priorities and goals, evaluate and recommend design, construction, and vendor firms. Gbuild will develop RFQs and RFPs for design, construction and vendor (furniture, equipment, technology, etc) services. Working as the Owner’s Representative, Gbuild creates overall project schedules and milestones, manages and coordinates budgets, reviews vendor invoices for accuracy, and reviews requests for additional services or change orders. Gbuild also provides oversight for startup, commission and record keeping documentation.

General Contracting

As the general contractor, Gbuild is responsible for the day-to-day oversight of a construction site, management of vendors and trades, and communicating all information to the involved parties throughout the course of a project. The responsibilities as general contractor could include applying for building permits, advising the client, providing temporary utilities on site, managing personnel on site, recycling construction waste, monitoring schedules, and maintain accurate records
