Pre-construction
Our Pre-construction services include developing accurate budgets from conceptual documents to help guide the clients building process through Pre-construction and ultimately construction. During Pre-construction, our goal is to help educate the client on what will be needed to make the project functional and financially viable. This service is particularly valuable for more complex projects. During this phase, Gbuild helps to identify systems and structural details that need attention. We offer solutions and guidance to help save time and money later in construction. This service has been valuable to both clients and AE firms to confirm overall project budgets from very preliminary information.
Construction Management
Construction Management is the core of what we do at Gbuild. This service promotes a ‘Team Approach’ with the client, design professionals & builders. Gbuild is actively involved from concept to completion. This approach allows the project to be designed within an Owner’s budget and the Owner is able to maximize the use of their construction dollar due to the cost input during the design phase. Gbuild provides pricing and budgeting at various points during design. Our clients are presented with all costs for each trade involved in the project “Open Book”. Using Gbuild as the Construction Manager will lower overall project costs, require fewer change orders, and achieve the earliest possible starting and completion dates. This service works on a fixed fee or percentage fee basis with all of the construction savings being returned to the client. Additionally, our construction management work includes all of the activities listed in the GC below.
General Contractor
When hired as the General Contractor, Gbuild will develop project schedules and budgets in accordance with bid documents, procure building permits and monitor compliance with codes, prepare scopes of work and solicits competitive trade (sub) contractor bids. We also prepare trade contracts and hire the subcontractors while managing material and equipment submittals and delivery requirements. Communication between the field, architect, engineers and client is at the heart of our day to day work as general contractors. This service provides full-time on-site supervision coordinating the trades and a project manager overseeing schedule and budget. Benefits to this approach also include having a handle on site health & safety with a site specific safety plan. We oversee project quality for installation, operation and startup, maintain accurate records of as-built conditions, and develop and manage construction waste management and indoor air quality programs.
Owner’s Representation/Project Management
As the Owner’s Representative, Gbuild manages construction projects acting as an extension of the owner’s staff. We work with the owner to develop project priorities and goals, develop RFQ’s and RFP’s for design, construction & vendor (furniture, equipment, technology, etc) services, evaluate and recommend design, trade contractor & vendor firms. Gbuild will develop overall project schedules and milestones, manage and coordinate budgets, review vendor invoices for accuracy, and review requests for additional services or change orders. Our goal is to provide oversight for the construction project on behalf of our client so that they can focus on running their business.
